I though of selling my unit at Lilydale, but the price is very far apart from my expectation. For HDB EA/EM already transacted over $700K at yishun estate, so for Lilydale transacted $800K + is really ridiculous, & base on the psf less than $750 is really terrible. The bank can match up to $950K but still lots of owner selling below valuation.

Hi Mrs Ting,

I do agree with you that EMs and EAs in Yishun has transacted just above the $700k mark, but if you look closer into the data, these transactions are for the 600series. For executive units near to Lilydale, they are still hovering below the $600k mark. Just like we do not take a condo in outskirts of Singapore in to compare against those in central Singapore on a bigger scale of comparison, this logic works the same. From my observation, I believe that the $800psf mark should be achievable soon. If you are keen to sell, perhaps you may wish to let me know more details about your unit and what is your expected pricing?

Hi Mrs Ting,

Buying a condo, location is v impt. The fact is that the condo happen to be located far from many key areas in sg since it is v north area and the greater impact is caused by the far distance from the central area of yishun.. This resulted in a slow upwards price movement as demand is not really there.
For EM & EA units, they are much nearer to mrt, esp at blk 300+ and 800+. As number of upgraders increases, practical mindset is more convenient location esp work hours stretches and time saving for daily travelling is more crucial. Owning a unit near central region can also preserve its future value and higher rental returns if they ever want to rent it out, bcos demand for convenient will always be there. They don't mind to offer higher cov, and usually big hdb units in many parts of sg command high cov.. this leads to higher valuation for subsequent similar units and also creating a constant positive upwards movement for the prices for EA and EM. It may sounds direct, but is a v practical and honest view from my analysis. Sorry if it doesn't suits ur ear, but I have to share my true understanding with you. Whether to hold on to the property or not.. I can share with u more if u want to hear my views and reasoning. Anyway, I stay in yishun for 25 years and we can meet conveniently.
